MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 13, 1990 <br />Sunrise Drive property owners would be assessed for the <br />cost of extending the cul -de -sac. <br />• <br />Howe replied that he would bear these costs. <br />Kathy Barne, 2440 Sunrise Drive, pointed out that she <br />lives on the Sunrise Drive cul -de -sac, and asked who <br />would pay for extending her driveway when the existing <br />cul -de -sac is removed. <br />Howe stated that he would work out these details with <br />the property owners, and saw no problem with picking up <br />the costs of extending driveways, where necessary. <br />Drabik stated that she was in favor of the proposal <br />based on the values that Mr. Howe has presented. <br />Pedersen stated that he was in favor of the concept but <br />would like some assurances that the type of buildings <br />described would, indeed, happen. <br />Mr. Herkenhoff recommended concept approval of the <br />Frederickshaven proposal for 8 twin -home lots and 8 <br />single - family lots as presented by Gordie Howe. <br />Motion seconded by Garske. <br />Motion carried 6 - 0. <br />KANDICE Mr. Loren Brueggemann, LEB Development, appeared before <br />HEIGHTS the Commission and presented plans for the development <br />PHASE II of Kandice Heights Commercial Park Phase II, a 19,500 <br />square foot office /warehouse facility to be located <br />that the northwest corner of Nadeau Road and Country <br />Drive. Brueggemann pointed out that he is leaving room <br />for the Fasciana property to have access to Country <br />Drive should that property ever redevelop in the <br />future. Brueggemann reported that he believes the <br />Phase II building will consist of 6,000 to 7,000 square <br />feet of office space and 11,000 to 12,000 square feet <br />of warehouse space. Brueggemann presented and <br />described a rendering of the project. Brueggemann <br />also reported that the Phase I building is 80% leased, <br />and the Phase II building is 40% leased. <br />Chuck Frattalone, 2920 Country Drive, reported that his <br />family's property has been tied up for the past 4 <br />years, and it appears that the property will continue <br />to be tied up for the next couple of years.
