~I~RIHG ~ ~ASSOQ~AT~S <br />Taua noalu <br />September 7, 2006 <br />File: 120079E-0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117-1633 <br />RE: CANADIAN WOODS <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />As requested, we have reviewed the submittal package for the proposed Canadian <br />Woods development located east of Labore Road across from Windrow Drive. The <br />submittal documents were prepared by Plowe Engineering, Inc. and are dated August <br />24, 2006. Based upon our review we would offer the following comments. <br />Preliminary Plat <br />1. An existing garage in lot 1 is shown to remain in place. A variance will be <br />required for this garage because as shown it will be approximately 12-feet <br />from the edge of the proposed right-of-way, which does not meet the required <br />30-foot setback. <br />2. It appears as if the overflow of the infiltration basin is not covered by a <br />drainage and utility easement. The high water level of the proposed pond <br />should be shown on the plat in order to properly determine the location of the <br />easement. <br />3. All swales along the front, side, and rear lot lines should be contained within <br />drainage and utility easements. Drainage within lots should be directed to the <br />swales. <br />Grading, Drainage, and Erosion Control Plan <br />1. Please provide a copy of a pavement design based on a street design life of <br />20 years. <br />2. The site is over 1-acre, which will require Ramsey Washington Watershed <br />approval of the grading and erosion control plan and permit. <br />3. The length of the proposed cul-de-sac is 500-feet in length to the center of - - <br />the cul-de-sac, but is 539-feet long including the turn around area.
