MINUTES <br />PLANNING COMMISSION <br />JULY 11, 1991 <br />The Planner reported that a front yard setback variance <br />is necessary for the canopy. The Planner pointed out <br />that there was property taken in conjunction with the <br />Little Canada Road realignment. The Planner reported <br />that Uno -Ven is requesting a 4 foot variance on front <br />yard setback. Assuming that 4 feet was taken for the <br />road realignment, this would offset the amount of <br />variance being requested, and would be justification <br />for approving the variance. <br />Herkenhoff asked if the existing fuel tanks would be <br />removed. <br />Egerer replied that they would and all new tanks would <br />comply with Federal regulations. Egerer also reported <br />that if a problem is discovered in removal of the <br />tanks, appropriate precautions and measures would be <br />taken to resolve the problem. <br />Keis asked if the Uno -Ven operation would remain <br />essentially the same. <br />Egerer replied that it would; however, the present <br />operator would like to add on to the west end of the <br />building some time in the future to add a convenience <br />store. <br />Drabik asked if there were any way to relocate curb <br />cuts to make the intersection safer. <br />The City Planner reported that the only way to do this <br />would be to eliminate one of the curb cuts which would <br />be impossible with the type of use and amount of space <br />on the site. <br />Drabik was concerned about visibility problems and <br />asked if the canopy would be another distraction at the <br />intersection or would interfere with visibility of <br />traffic signals. <br />The City Planner stated that the canopy would be higher <br />than the traffic signals, therefore, would not create a <br />visibility problem. <br />Egerer explained the signage changes that are being <br />considered, that is, removal of signage from the <br />building and addition of a Union 76 logo on both the <br />east and west ends of the canopy. <br />Drabik asked about the two sign poles on the property. <br />The Planner reported that a variance was granted <br />allowing the two sign poles when Mobile changed over to <br />Page 5 <br />
