MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 12, 1991 <br />Pedersen stated that he agreed that his opinion has <br />changed from the last meeting. Pedersen stated that <br />for the short -term he can agree with the remodeling, <br />however, he cannot agree for the long -term. <br />DeLonais stated that it is also up to McBride to find <br />out how structurally sound the building is. <br />Keis suggested that it was not fair to the applicant to <br />have him spend more money on this matter if the <br />long -range plan for the area does not include <br />residential use. <br />The Commission suggested that long -range planning be <br />done for the area before acting on the application. <br />With regard to the 50% rule, McBride pointed out that <br />some of the improvements being required by the Building <br />Inspector are not required under UBC, such as <br />replacement of windows. Items like these have raised <br />the cost of the remodeling. McBride suggested that the <br />remodeling project may be able to come in under the <br />wire without need for a variance if only UBC <br />requirements are met. <br />Pedersen recommended that action on the application for <br />Conditional Use Permit and Variance for 34 Little <br />Canada Road submitted by Jim Marshall be tabled for 60 <br />days pending a recommendation to the Council by the <br />Planning Commission for long -term plans for the area. <br />Motion seconded by Herkenhoff. <br />Motion carried 7 - 0. <br />Drabik suggested that in addition to long -range <br />planning for this area, the Commission should hold a <br />workshop on code enforcement issues. Drabik suggested <br />that the Commission discuss what it would like the City <br />to look like. <br />CONDITIONAL The City Planner reviewed the application for <br />USE PERMIT Conditional Use Permit submitted by Amoco Oil Company <br />AMOCO to allow the replacement of approximately 1,500 feet of <br />refined products pipeline to increase setback from <br />residential structures. The Planner noted that Amoco <br />is proposing to move their existing pipeline <br />approximately 30 feet from its present location. <br />Mr. Herkenhoff recommended approval of the Conditional <br />Use Permit for Amoco Oil Company to allow the <br />replacement of approximately 1,500 feet of refined <br />Page 9 <br />
