MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 1991 <br />DeLonais asked if Brueggemann was ready to go on Phases <br />II and III. <br />Brueggemann reported that he anticipates construction <br />of Phase II to begin by the end of April and Phase III <br />to begin by the end of May. Both buildings are 70% <br />leased at this time. Brueggemann reported that all <br />vehicular traffic will be kept to Country Drive. <br />Herkenhoff pointed out that the Planner is recommending <br />a loading dock for Phase II. <br />Brueggeman stated that a loading dock would cause <br />severe grade problems. Brueggemann did not see the <br />need for a loading dock given the use of the building, <br />and pointed out that there will be pairs of double <br />doors that are on grade for the limited deliveries that <br />are needed. Brueggemann thought that step -vans would <br />be the types of vehicle making deliveries to the <br />building. <br />The City Planner stated that it was his thought that <br />the building may not always be used as an office, and <br />that the lack of a loading dock would limit the use of <br />the building. <br />Brueggemann stated that the building design would <br />preclude a warehouse user. <br />The Planner stated that parking was acceptable, <br />however, there was no provision for handicapped <br />parking. <br />Brueggemann replied that there will be handicapped <br />parking. Brueggemann also pointed out that he is <br />proposing to continue the berming and landscaping that <br />was begun on Phase I. <br />Sue Nelson, 215 Burke Lane, expressed concern about a <br />welder that is a tenant in Phase I. The welder is <br />operating until 11 P.M. some evenings, and leaves the <br />overhead doors open, thus disturbing the neighborhood. <br />Nelson also was concerned about the pile of junk at the <br />rear of the site. <br />Brueggemann stated that he will require the welder to <br />operate with the overhead doors closed, and reported <br />that he will be providing a fenced -in area for the <br />storage of materials. Anything stored outside the <br />fenced -in area will be towed away. <br />Nelson stated that she wanted to see the fencing, <br />berming, landscaping, and sprinklering continued along <br />Condit. <br />Page 1.0 <br />
