MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 1991 <br />Brueggemann stated that the rents being charged in Ryan <br />Industrial Park are no bargain and reported that he has <br />a new building in Vadnais Heights where the rents are <br />less than those being charged in Ryan Industrial Park. <br />DeBace asked how this building was financed. <br />Brueggemann replied that it was conventionally <br />financed. <br />Pedersen suggested that this was not the proper forum <br />for the concerns being raised. <br />DeBace stated that when the taxpayers of the City are <br />paying the bill, it is the concern of the Planning <br />Commission. <br />Bendel pointed out that these issues have been <br />discussed several times before. <br />Drabik pointed out that the City tried to attract a <br />quality development for Country Drive. Drabik <br />expressed concern for the condition of Ryan Industrial <br />Park. <br />Bob Rudy asked how long before the developer might get <br />to his land. <br />Brueggemann replied that that is contingent upon the <br />economy. Phases II and III are planned for this year. <br />Dependent upon the economy, development might reach the <br />Rudy property by 1992. It was pointed out that the <br />northern -most building is being planned for a large <br />corporate tenant, and if such a tenant is located <br />sooner, that phase would proceed sooner. <br />The City Planner felt that the double delivery doors as <br />outlined by the developer would be sufficient. <br />Brueggemann stated that he would meet with the City <br />Planner between now and the next Council meeting to <br />work out the issues raised by the Planner. <br />Garske recommended approval of the amendment to PUD for <br />Kandice Heights II as proposed downsizing the building <br />from 19,000 square feet to 13,000 square feet subject <br />to the recommendations of the City Planner with the <br />exception of recommendation #2 regarding loading docks. <br />Motion seconded by Keis. <br />Motion carried 7 - 0. <br />Page 12 <br />
