MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 1991 <br />Welch explained the utilities, and reported that he <br />would pay the cost of bringing utilities to the site. <br />Drabik pointed out that the lot sizes for the corner <br />lots are under minimum. <br />Welch reported that he would bring these sizes up to <br />the required minimums. <br />The Commission discussed tabling the proposal. <br />Welch asked if the Commission would tell him their <br />specific concerns, and suggested that these could be <br />addressed between now and the time the matter goes to <br />the City Council. Welch requested that the matter not <br />be tabled. Welch pointed out that if the Commission <br />would like the road looped through the industrial park, <br />he was willing to do it. Welch also pointed out that <br />he will increase the size of the lots so they all meet <br />City minimums. <br />Pedersen stated that the issue of duplex lots was <br />questionable. <br />Welch stated that he was willing to switch those lots <br />to single - family. <br />Donna Johnson felt that the neighbors received short <br />notice of the proposal and pointed out that one of the <br />major land owners in the area is out -of -town. <br />Therefore, Johnson requested that the matter be tabled <br />and that the developer hold a neighborhood meeting. <br />Johnson felt that the plan submitted was not a solid <br />one pointing out that the developer does not know the <br />status of Boss Road or if he has adequate right -of -way <br />to access his site. <br />Welch reported that there is adequate road right -of -way <br />at the end of Jackson Street to access the site. Welch <br />reported that he verified this with the County. <br />Pedersen pointed out that two of the issues that need <br />to be addressed are the right -of -way issues as well as <br />the possibility of looping the street through the <br />industrial park. <br />Welch felt that he and City staff could address these <br />issues between now and the Council meeting. <br />Drabik again expressed concern with the other vacant <br />land at Jackson and Little Canada Road and the effect <br />of development of this site on area traffic. <br />Page 5 <br />
