MINUTES PLANNING COMMISSION MARCH 14, 1991 Welch explained the utilities, and reported that he would pay the cost of bringing utilities to the site. Drabik pointed out that the lot sizes for the corner lots are under minimum. Welch reported that he would bring these sizes up to the required minimums. The Commission discussed tabling the proposal. Welch asked if the Commission would tell him their specific concerns, and suggested that these could be addressed between now and the time the matter goes to the City Council. Welch requested that the matter not be tabled. Welch pointed out that if the Commission would like the road looped through the industrial park, he was willing to do it. Welch also pointed out that he will increase the size of the lots so they all meet City minimums. Pedersen stated that the issue of duplex lots was questionable. Welch stated that he was willing to switch those lots to single - family. Donna Johnson felt that the neighbors received short notice of the proposal and pointed out that one of the major land owners in the area is out -of -town. Therefore, Johnson requested that the matter be tabled and that the developer hold a neighborhood meeting. Johnson felt that the plan submitted was not a solid one pointing out that the developer does not know the status of Boss Road or if he has adequate right -of -way to access his site. Welch reported that there is adequate road right -of -way at the end of Jackson Street to access the site. Welch reported that he verified this with the County. Pedersen pointed out that two of the issues that need to be addressed are the right -of -way issues as well as the possibility of looping the street through the industrial park. Welch felt that he and City staff could address these issues between now and the Council meeting. Drabik again expressed concern with the other vacant land at Jackson and Little Canada Road and the effect of development of this site on area traffic. Page 5
