MINUTES <br />PLANNING COMMISSION <br />MARCH 12, 1992 <br />Drabik asked about shift hours. <br />Burrows replied that the first production shift runs <br />from 7 A.M. until 3 P.M. The second shift runs from 3 <br />P.M. until 11 P.M. Office hours overlap, those being 8 <br />A.M. until 5 P.M. <br />Pedersen asked about elevations as well as facade <br />treatments. <br />Burrows replied that those details have not yet been <br />worked out. Development plans are being drawn up and <br />should be presented to the Commission in April. <br />However, the direction from the client is to have the <br />same quality development as exists at Lillihei Plaza. <br />Keis pointed out the Planner's comments for a <br />connection between the two parking lots. <br />Burrows reported that St. Jude is willing to study this <br />recommendation. However, they are at a point where <br />they cannot sacrifice any wetland area. Burrows <br />pointed out that the traffic to the site will be mainly <br />employee traffic. Parking spots can be assigned, and <br />this would alleviate the Planner's concern that someone <br />driving into one parking lot and not finding any space <br />available would have to exit back onto County Road B <br />and then enter the other parking lot. <br />Carson asked about underground parking. <br />Burrows replied that underground parking would be cost <br />prohibitive. <br />Pedersen asked about the size of previous development <br />proposals for this site. <br />The City Planner replied that the last proposal was <br />significantly larger than the St. Jude proposal, with a <br />total of about 250,000 square feet. The previous <br />proposal took up about 80 to 85% of the site, while <br />this one takes up about 50 %. <br />Burrows pointed out that after development there would <br />be 62% of the site in green space. Building area would <br />cover about 6% of the site, parking about 18% and <br />wetlands about 11 %. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />Garske recommended approval of the rezoning of the <br />property at 177 East County Road B from R -1 to PUD, and <br />Page 7 <br />
