MINUTES <br />PLANNING COMMISSION <br />APRIL 9, 1992 <br />CONDITIONAL <br />USE PERMIT <br />SUBURBAN <br />AUTO BODY <br />Garske questioned the configuration of the proposed lot <br />split. <br />Holm reported that the existing house is sold, and the <br />buyer did not want to maintain a large lot. Therefore, <br />the house is being split off with a smaller lot. Also, <br />there is the possibility at some time in the future <br />purchasing some adjacent property from St. John's <br />Parish, and again splitting the larger lot into two. <br />Holm indicated that the property division as proposed <br />keeps options open for the property owner. <br />Herkenhoff recommended approval of the property <br />division of 353 Rose Lane into two lots as requested by <br />Ronald Truscott, subject to the recommendations of the <br />City Planner as contained in his report dated April 6, <br />1992. <br />Motion seconded by Keis. <br />Motion carried 7 - 0. <br />Mr. Dennis O'Connell, Suburban Auto Body, appeared <br />before the Commission requesting approval of a <br />Conditional Use Permit for a MN Auto Dealers License <br />in order to buy and trade -in vehicles in conjunction <br />with courtesy and loaner vehicle program. O'Connell <br />reported that there are tax benefits and other <br />incentives to his carrying an Auto Dealers License. <br />With this license he will be able to do business with <br />big companies like rental agencies when selling or <br />trading off older vehicles for newer ones. O'Connell <br />reported that he has also had customers express <br />interest in purchasing a courtesy or loaner car that <br />they have used, and would like the ability to be able <br />to sell the vehicle to a customer. <br />DeLonais asked if Suburban Auto charged a fee for a <br />loaner vehicle. <br />O'Connell replied that in some cases a fee is charged <br />but in most cases the loaner car is provided as a <br />courtesy. <br />DeLonais asked if there was enough <br />property so that these vehicles do <br />parked on the street. <br />O'Connell replied that <br />on the street. <br />parking area on the <br />not need to be <br />the vehicles will not be parked <br />Keis noted that O'Connell is requesting authorization <br />Page 4 <br />
