Land tThe <br />Description: The Land Use Component attached hereto as <br />Exhibit B is hereby approved by the City. <br />Requirements: <br />1. Only those uses listed herein as permitted and /or as <br />indicated on the approved plans shall be provided for on the PUD <br />site. <br />2. Land uses permitted shall be located, constructed, <br />occupied and maintained in accordance with the provisions of this <br />Agreement and approved plans and other documents attached hereto <br />and made a part of this Agreement. - <br />3. Building or occupancy permits shall not be issued until <br />detailed and specific plans for each principal use has been <br />reviewed by the Planning Commission and approved by the City <br />Council. Detailed plans shall include landscaping, parking, access <br />drives, building location and elevations, specific uses, provisions <br />for loading and waste storage and disposal, signs, lighting, <br />utilities, provisions for building and grounds maintenance, and <br />such other information as may be requested by City Staff. <br />4. An occupancy permit shall be required for all uses in <br />buildings and on grounds. <br />5. The City of Little Canada shall reserve the right to <br />enter upon the grounds for repair and maintenance purposes <br />following due notice under the following conditions: <br />a. The property is deemed by the City Council as being in a <br />poor state of repair and /or maintenance contrary to the <br />general public interest and provisions of this PUD <br />Permit; and <br />b. PUD property owners have failed to make needed repairs <br />and conduct proper maintenance on buildings and /or <br />grounds following written notice of findings approved by <br />the City Council. <br />The City shall assess the property owners for any and all <br />expenses incurred. <br />Maintenance shall include replacement of dead and diseased <br />trees and other plantings, proper watering, use of fertilizer, <br />mowing, and the like. <br />3 <br />Page 8 <br />
