MINUTES <br />PLANNING COMMISSION <br />JUNE 11, 1992 <br />to retain the existing sign for "The Baby's Room" even <br />though that tenant is no longer located in the shopping <br />center. Stellick pointed out that there are two 10,000 <br />square foot vacancies in the center, and with the <br />limited visibility on Rice Street, signage will be <br />important to attract new tenants. <br />Stellick reported that it was his understanding of the <br />Sign Ordinance that a second pylon sign would be <br />allowed for the shopping center. However, Stellick did <br />not think this was practical since two pylons would <br />obstruct one another. Stellick felt that the only <br />alternatives would be to modify the existing sign or do <br />nothing. <br />Stellick pointed out that the Sign Ordinance provides <br />for increasingly larger pylon signs for shopping <br />centers up to a maximum shopping center size of 25,000 <br />square feet. Stellick pointed out that the Market <br />Place Shopping Center is 100,000 square feet in size, <br />and is allowed the same size pylon as a 25,000 square <br />foot shopping center. <br />DeLonais pointed out that every year the City is asked <br />to look at the Sign Ordinance. DeLonais suggested that <br />Stellick utilize "The Baby Room" panel in the pylon for <br />Snyders. DeLonais suggested that after that occurs, <br />Mr. Stellick should work on what he would like to see <br />as an ideal sign for The Market Place, and come back <br />with a proposal for the Commission and City Council to <br />consider. DeLonais pointed out that the existing sign <br />would only allow signage for one future large tenant. <br />If there are two large vacancies in the shopping <br />center, DeLonais stated that he would like to see <br />signage to accommodate both tenants. <br />Stellick reported that "The Baby Room" space is <br />adjacent to Rainbow Foods. There is the possibility <br />that Rainbow will expand, and if it expands into this <br />adjacent vacant space, the additional tenant sign will <br />not be needed. Stellick reported that Rainbow has <br />recently ordered a new market study to determine if <br />expansion is feasible. <br />DeLonais suggested that the City should allow The <br />Market Place to get rid of the green space adjacent to <br />Rainbow Foods and convert that area into additional <br />Page 2 <br />
