The Zoning Ordinance permits the "manufacturing,
compounding, assembly, packing, treatment, or storage of products
and materials" in the Industrial Districts. The use as conducted
may arguably fit within that definition. However, a separate
requirement provides for a principal building of at least 1,000
square feet on any commercial or industrial site. This requirement
may only be modified by a conditional use permit which does not
exist on this property.
From a practical standpoint, our concern would be greater over the
current operations as well as finished site conditions. We would
recommend that the City require a finished grading plan, require
seeding of the finished site, and an adequate erosion control plan
in place during the time that the operation is being phased out.
These conditions could be attached to the grading permit.
pc: John Palacio
Kathy Glanzer
Mike Lynch
page 46
5775 Wayzata Blvd. • Suite 555 St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837
