MINUTES <br />PLANNING COMMISSION <br />MARCH 11, 1993 <br />The Planner reported that the applicant has indicated <br />that he is trying to acquire the adjacent property to <br />the north. This property is adjacent to the Water <br />Works property and has a small house on it. The <br />applicant is requesting that the City approve a simple <br />subdivision at this time. When the property to the <br />north is acquired, the applicant has indicated that he <br />would be willing to go through the platting process. <br />The Planner suggested that the Commission could approve <br />the subdivision process at this time, with a <br />stipulation that any future subdivisions would be <br />acceptable only by plat. <br />Dave Torgerson, representing the applicant, reported <br />that the platting process is quite expensive. <br />Torgerson estimated the cost at $2,000, pointing out <br />that if the City requires a plat at this time, the cost <br />would be $2,000. When the property to the north is <br />acquired, the applicant would be required to plat again <br />for an additional $2,000. <br />The City Planner reported that a plat gives the City <br />assurances on title as well as simplifies legal <br />descriptions from lengthy metes and bounds <br />descriptions. The Planner reported that he tries to <br />encourage plats wherever possible to clear up potential <br />problems for the City. However, given the efforts to <br />acquire the property to the north and the applicant's <br />plan to combine that property with his existing site, <br />the Planner felt it reasonable to approve the <br />subdivision at this time and require the property be <br />platted when the site to the north is acquired. <br />Sloan reported that the property to the north would be <br />purchased for additional parking as well as an <br />additional access for the building. <br />Keis asked if the site had adequate parking. <br />Sloan reported that there are parking problems at the <br />site and this is why they are trying to acquire the <br />property to the north. <br />The City Planner did not believe the existing parking <br />met current standards. <br />Keis asked if the City could require an upgrade of the <br />Page 2 <br />
