MINUTES <br />PLANNING COMMISSION <br />MAY 13, 1993 <br />Keis pointed out that the land is for sale, and the <br />biggest issue is whether or not it will be developed as <br />single- family or multiple - family. Keis pointed out <br />that the fact that the property will be sold and <br />developed cannot be controlled. Keis was not sure what <br />the City could do about the lake quality. <br />DeLonais suggested that the matter be tabled for one <br />month to give the Commissioners an opportunity to <br />review the information presented this evening. <br />Garske pointed out that if the property is developed as <br />single - family, each of the homes will have snowmobiles, <br />docks and boats. Garske felt that those buying <br />townhomes would typically be empty- nesters and not all <br />would have boats on the lake. Garske stated that he <br />preferred the clustering of 13 twinhomes on the <br />property to 19 single - family homes along the lakeshore. <br />Remerowski pointed out that there will be an additional <br />60 homes in the Vadnais Heights portion of the <br />property. <br />Knudsen pointed out that only 19 would be on the lake <br />if the property were all developed as single - family, <br />therefore, there is the potential of doubling the <br />watercraft on the lake no matter what happens. <br />Remerowski felt that the entire development needed to <br />be reviewed as far as impact, including what is being <br />proposed in Vadnais Heights. <br />Keis pointed out that there is only 200 to 300 feet of <br />lakeshore in Vadnais Heights. <br />Cora Remerowski asked if all 60 homes proposed in <br />Vadnais Heights would be given an easement to access <br />the lake. <br />Carson pointed out that under the townhome development <br />there is only one dock proposed versus the possibility <br />of 19 under a single - family home development. <br />Pratt thanked those present for their comments. Pratt <br />pointed out that the townhome association documents, <br />which would control the development, could be designed <br />so that any amendment to those documents would have to <br />be approved by the City. <br />The City Planner reported that the documents would <br />become part of the PUD approval. <br />Pratt suggested that he explore the possibilities and <br />come up with an environmentally specific plan that <br />would include both the Little Canada property and <br />Page 12 <br />
