MINUTES <br />PLANNING COMMISSION <br />MAY 13, 1993 <br />Franklin reported that he had no plans to alter the <br />building. The bedrooms would be converted to offices <br />and the living room to a reception area. Drywall <br />materials are delivered directly to job sites, and <br />would not be stored on the premises. Franklin reported <br />the garage would be used for vehicle storage. <br />Keis reported that his major concern is that the <br />building would be upgraded and make redevelopment of <br />the area more difficult. <br />Franklin again stated that he had no plans for changing <br />the house, but indicated that he would like to raise <br />the garage up somewhat so that he can park his vehicle <br />inside. Franklin stated that he understands that the <br />City does not want to see a large amount of <br />improvements made to the site that would preclude <br />future redevelopment. Franklin reported that the <br />property is in excellent condition and needs no <br />improvements. <br />Don Gagne reported that he owns the property to the <br />north and objects to any change in the property that <br />would hamper redevelopment. Gagne reported that he was <br />recently unable to sell his vacant parcel located north <br />of this site because of the welding business that was <br />located in the Kandice Heights building. Gagne <br />reported that he is trying to interest a computer or <br />medical company in the site, and his concern is that <br />this type of company would not be interested if <br />adjacent tenants are sheetrock or welding companies. <br />DeLonais pointed out that the welding company has moved <br />from the Kandice Heights building. <br />Gagne reported that in order to sell his property for a <br />quality development there cannot be these types of <br />businesses adjacent. Gagne reported that the biggest <br />detriment to the sale of his property was when the City <br />allowed Precision Tree to locate on Country Drive. <br />DeLonais reported that the City allowed that use with <br />the knowledge that the property owners on Country Drive <br />needed some relief and with the indication that there <br />would not be a large investment in the property that <br />would preclude redevelopment. <br />Gagne reported that he gets a lot of calls from body <br />shops and similar businesses, but he is seeking a <br />quality development. Gagne suggested that he would not <br />have a problem if Franklin Drywall agreed not to put a <br />sign up, the property was left exactly as it is now, <br />and Franklin Drywall indicates that he would be willing <br />Page 14 <br />
