MINUTES <br />PLANNING COMMISSION <br />MAY 13, 1993 <br />to sell the property for redevelopment in the next year <br />or two. <br />Mark Malsam, owner of 2825 Country Drive, pointed out <br />that the property owners cannot wait until the Gagne <br />property is developed. <br />Franklin pointed out that his business would not be <br />operating in the evenings or on weekends, therefore, <br />there would be less going on at the site than the <br />residential use currently there. Franklin reported <br />that he would be willing to sell the property for <br />redevelopment as long as he recovered his investment in <br />the property. <br />Franklin reported that he has a ton and a half pick -up <br />truck he would like to store in the garage, rather than <br />park it outside. Therefore, he would like to raise the <br />garage up a couple of courses of block. Franklin also <br />reported that there is a storage shed on the property <br />that Malsam may remove, and asked if the City would <br />allow him to replace that shed. <br />Carson noted the position of the City that no <br />improvements be made to the site. <br />Keis stated that he did not oppose the garage being <br />raised slightly, but felt that otherwise the property <br />should remain as is. <br />Garske pointed out that Precision Tree was allowed to <br />locate on Country Drive to give some relief to the <br />property owner, but they were prohibited from making <br />any site improvements that might preclude <br />redevelopment. <br />Schletty noted that if the garage is allowed to be <br />raised, vehicles could be stored inside. <br />Franklin reported that he would not be tied to the <br />property, and would not be against selling it for <br />redevelopment as long as he received a fair price. <br />The City Planner recommended that the parking as shown <br />on the site plan be shifted somewhat so there is <br />complete access to the garage. <br />Malsam asked when Precision Tree was going to surface <br />their parking lot. <br />Garske recommended that the PUD for Precision Tree be <br />approved under the same restrictions that were placed <br />on the Precision Tree application and that no <br />additional improvements be allowed to the property. <br />Page 15 <br />
