MINUTES
PLANNING COMMISSION
MAY 13, 1993
Little Canada Road access for this site, and because of
the number of trips the law office would generate, did
not anticipate any problems. DeLonais suggested that
the City allow the access to remain for one year to
determine if problems will occur. If they do, the City
could require the access be closed.
The City Planner indicated that the City would need to
add as a condition of the Conditional Use Permit that
there be no traffic problems at the site during that
year, otherwise the CUP would be amended to prohibit
the access.
DeLonais asked if Gerten sold the property, if the use
change would have to be reviewed by the City.
The Planner replied that if the property were sold for
another law office use there would be no City review
required. However, if the use changed, the City would
have to review and approve that change.
Schletty indicated that the driveway issue seems to be
a major problem, however, he thought the Council
addressed the issue at their April 28th meeting.
Schletty asked why the City would now be looking at
placing restrictions on the driveway.
DeLonais pointed out that the direction given by the
Council on April 28th was to get the County's comments
on the situation.
Keis stated that he did not mind a right -turn in and
out situation, but did not support left turns.
Gerten stated that he was agreeable to a right -turn in
and out restriction.
Garske pointed out that regardless the curb cut on
Centerville Road needs to be enlarged.
Gerten agreed that curb cut would be enlarged to
accommodate two -way traffic.
Carson pointed out that if the Little Canada Road
access is enlarged to provide for right turns in and
out, Gerten will need the permission of the County to
enlarge the curb cut.
DeLonais pointed out that there are four driveways west
of 35E that are having problems with left turns.
Gerten did not feel orienting all activity toward the
north side of the property was feasible, and requested
the Little Canada Road access be allowed to remain as
Page 3
