MINUTES <br />PLANNING COMMISSION <br />MAY 13, 1993 <br />a right -turn in and out. <br />Carson asked about landscaping requirements. <br />The Planner replied that landscaping requirements are <br />for a 3 foot minimum height of opaque screening to <br />screen headlights from adjoining property. <br />Gerten pointed out that there are some existing lilacs <br />on the property and indicated that he would add spruce <br />trees as well. <br />Mr. Carson recommended approval of the Conditional use <br />Permit to allow a professional office use in <br />Residential Business Zoning at 303 East Little Canada <br />Road conditioned that the Little Canada Road access be <br />limited to right -turn in and out, and based on an <br />annual review of the CUP to determine if any traffic <br />problems exist at the site. <br />Motion seconded by Garske. <br />Motion carried 6 - 0. <br />VITALE Mr. Joe Vitale appeared before the Commission <br />VARIANCE requesting a 17 -inch variance so that he can <br />construction a 20 by 22 foot garage on his property <br />located at 2434 Morrison Avenue. <br />DeLonais asked how the setback of the garage would <br />compare to the setback of other structures along <br />Morrison Avenue. <br />The City Planner replied that the setback would not be <br />out -of -line with others in the neighborhood. The <br />Planner noted that the question for the Commission is <br />whether or not the property is otherwise developable <br />without the variance, and in viewing the site it is not <br />possible to construct a garage in any other location on <br />the property. The Planner also noted that a 20 foot by <br />22 foot garage is the minimum for a two -car garage. <br />Mr. Garske recommended approval of the 17 inch variance <br />requested by Mr. Joe Vitale for construction of a <br />garage on his property located at 2434 Morrison Avenue. <br />Motion seconded by Schletty. <br />Motion carried 6 - 0. <br />Page 4 <br />
