MINUTES <br />PLANNING COMMISSION <br />MAY 13, 1993 <br />ERICKSON <br />PROPERTY <br />DIVISION <br />PRATT <br />HOMES - <br />TWIN LAKE <br />PROJECT <br />John and Nadean Erickson appeared before the Commission <br />requesting the approval of the division of their <br />property at 46 East Old County Road C into two <br />single - family lots. Erickson pointed out that the <br />garage which would be on the newly created lot will be <br />moved adjacent to the existing house. <br />The Planner pointed out that the new lots meet all City <br />Code requirements. <br />Mr. Keis recommended approval of the division of the <br />Erickson property located at 46 East Old County Road C <br />into two lots subject to the recommendations of the <br />City Planner as contained in his memo dated May 10, <br />1993. <br />Motion seconded by Knudsen. <br />Motion carried 6 - 0. <br />Mr. Len Pratt, Pratt Homes, appeared before the <br />Commission requesting concept approval for a 26 unit <br />twin -home development proposal planned for the Mitchell <br />Estate property located on Twin Lake near the <br />intersection of Twin Lake Blvd. and Vadnais Blvd. <br />Pratt reported that the site is heavily wooded. There <br />is one access drive planned for the site onto Vadnais <br />Blvd. Pratt reported that the remainder of the <br />Mitchell Estate is located in Vadnais Heights, and a <br />single - family home development is planned for that <br />property. Pratt reported that the townhomes he is <br />proposing would be valued at over $200,000, and will be <br />executive -style townhomes. Pratt felt the proposal was <br />a good use of the land that will have a limited effect <br />on topography and existing vegetation. <br />Keis asked why townhomes were being proposed. <br />Pratt pointed out that the intersection at Twin Lake <br />Blvd. and Vadnais Blvd. is a busy one and limiting the <br />access points onto Vadnais Blvd. is important for <br />safety reasons. Pratt reported that the townhome <br />development will also minimize the effect on existing <br />trees. Thirdly, there is a sufficient demand for this <br />type of housing. <br />Carson asked the square footage of the units. <br />Pratt estimated the square footage at between 1,750 and <br />1,900 square feet on one floor. There may be some <br />units with walk -out lower levels. <br />Page 5 <br />
