MINUTES <br />PLANNING COMMISSION <br />APRIL 8, 1993 <br />Schletty felt that the City could run into some <br />liability issues as a result of the Comp Plans being <br />out -of -date, and felt that the City needed something <br />relatively current to work with. Schletty stated that <br />perhaps it was possible to only take certain parts of <br />the plan and update it, specifically the redevelopment <br />areas of the City. <br />DeLonais felt that most of the work that is needed <br />deals with property on the west side of 35E. DeLonais <br />pointed out that updating the Comp Plan will take a lot <br />of time, and felt that the process was best started at <br />a workshop with the City Council to determine a <br />consensus of what should be done. <br />Schletty agreed that the Commission should meet with <br />the City Council to determine what is desired. <br />Schletty reported that he recently attended a new <br />planning commissioners seminar, and that seminar <br />stressed liability issues facing cities. <br />Keis felt that perhaps the Planning Commission should <br />determine what they want to see done first, and then <br />present that recommendation to the City Council. <br />Carson agreed that the City needs to deal with the west <br />side of the freeway. <br />Knudsen indicated that the current plan is out -of -date <br />and felt that to be effective, the City must have a <br />current plan. <br />Carson pointed out the proposal for a law office <br />presented this evening. Carson suggested that perhaps <br />the City would decide that a larger area at the <br />intersection of Little Canada Road and Centerville Road <br />should be rezoned. This would be included in the Comp <br />Plan, and when a proposal such as the law office one <br />comes in, the City would have something to refer back <br />to to make sure such a proposal is what the City wants <br />and would not prevent something better from happening <br />in the area. <br />DeLonais asked if the City would have to rezone based <br />on what happens with the Comp Plan. <br />The City Planner replied that zoning would follow the <br />City's land use plan. Zoning is a tool used to <br />accomplish planning goals. The first step is to <br />determine what those planning goals are. <br />DeLonais reported that there is a developer looking at <br />the Country Drive area. <br />Page 9 <br />Page 18 <br />
