MINUTES <br />PLANNING COMMISSION <br />JUNE 10, 1993 <br />CONCEPT The next item on the agenda was concept review of the <br />REVIEW OF Fredrickshaven Second Addition plat. Fred Schletty <br />PLAT reported that he would abstain from any action on this <br />FREDRICKSHAVEN item since he is a property owner involved in the <br />SECOND plat. <br />ADDITION <br />Dave Sorenson, Anderson Sorenson Construction, appeared <br />before the Commission to present the concept plat. <br />Sorenson first reported on the background of his <br />company, which he reported has done a lot of building <br />in the north suburban area. Sorenson reported that the <br />City has already approved a preliminary plat for the <br />property. However, the property owners had asked his <br />company to review that plat and comment. Sorenson <br />reported that it was the feeling of Anderson Sorenson <br />Construction that the lot sizes were too small and that <br />the cul -de -sac length should be shortened. Therefore, <br />the proposal before the Commission proposes a density <br />of 11 lots, shortens the cul -de -sac which also reduces <br />the amount of grading and tree removal that would be <br />necessary. Sorenson reported that it was their feeling <br />that given the wetland area, existing trees, and <br />location, the property, should command higher valued <br />homes. <br />Sorenson reported that at this time the developers are <br />looking for input from the City. The company has put a <br />fair amount of time into the project in terms of <br />lay -out, etc., and it is hoped to begin the road <br />project this year. Sorenson believed that the <br />revisions being proposed to the previous plat will make <br />the property more marketable to the type of home the <br />area can command. Sorenson also pointed out that the <br />permits have already been issued by the <br />Ramsey /Washington Watershed and the DNR for the <br />previous plat. The developers would just need to show <br />these agencies the differences between the two plats. <br />Carson asked the width of the lots. <br />Sorenson replied that widths had not yet been assigned <br />at this concept stage, but reported that all lots would <br />exceed the City's minimum size requirements. <br />Drabik asked how the values of the proposed homes would <br />compare with those in the area. <br />Sorenson indicated that the values would meet or exceed <br />surrounding values. Sorenson pointed out that the area <br />is surrounded by wetland, has a great many existing <br />trees and a great location in terms of distance to <br />downtown. <br />Page 7 <br />
