MINUTES PLANNING COMMISSION August 12, 1993 PRELIMINARY & FINAL PLAT - GREEN VALUE ADDITION Keis and Schletty agreed, again commenting on the fact that the property was well- maintained. Mr. Schletty recommended approval of the property division for 154 Old County Road C as requested by Mr. Engebretson without the requirement for removal of the lean -to attached to the existing garage as recommended by the City Planner. Motion seconded by Keis. Motion carried 7 - 0. The Commission reviewed the preliminary and final plat for the Green Value Addition. DeLonais asked if there was to be dedication of a trail easement from the cul -de -sac to the west. Keis indicated that the Parks and Recreation Commission would address the issue of park dedication. The City Planner reported that the final plat has just been submitted this evening, however, it appears to be in compliance with the preliminary plat. Schletty asked about reference to the fact that a corner lot did not meet size requirements. The City Planner indicated that after further review, he has determined that the corner lot meets minimum size requirements. Drabik pointed out that when this plat was presented a couple of years ago, the City made some requirements with regard to storm drainage. The Administrative Assistant reported that the storm sewer work previously required is currently under construction and nearly completed. Keis asked about a street stub to the east. The City Planner replied that due to the topography of the area, a street stub to the east would not be feasible. Knudsen recommended approval of the preliminary and final plat for the Green Value Addition subject to staff review of the final plat, subject to compliance _ -with the recommendations of the City Planner as contained in his August 6, 1993 report, and subject to compliance with the recommendations of the Park and Page 7
