MINUTES <br />PLANNING COMMISSION <br />October 15, 1993 <br />Schletty asked if there would be adequate room on the <br />lots to construct homes without need for variances. <br />Schletty pointed out that it is very difficult to get a <br />variance approval in the City. <br />Gust replied that the lots are adequately sized. <br />Drabik asked about the time frame for construction of <br />the pond. <br />Gust replied that the pond would be constructed as part <br />of the grading. Grading may not be started this year, <br />but there are some trees that will be removed. Gust <br />also reported that a silt fence will be installed <br />around the entire construction area. <br />Keis asked where the holding pond would drain to. <br />Gust described how the drainage of the plat would work <br />and reported that there will be an outlet in the <br />holding pond with run -off eventually into Kohlmann <br />Lake. <br />Keis asked the type of homes that would be constructed. <br />Gust replied that the homes would have full walk -out <br />basements. The road and building pads would be raised <br />up. It is anticipated that the homes would be in the <br />$150,000 price range. <br />Drabik asked about emergency overflow for the pond. <br />Gust pointed out a catch basin proposed in the end of <br />the cul -de -sac, as well as one inside the pond. The <br />pond is there to slow up drainage as well as treat it. <br />There would be an overflow over the top of the pond <br />berm. <br />Gust reported that he has met with the City Engineer <br />and Public Works and they have reviewed the plat. They <br />are agreeable to a 4 to 1 slope on the outside of the <br />pond as long as there is a 6 to 1 on the inside. <br />Utilities for the plat will come from Little Canada, <br />and it will be necessary to construct a sewer lift <br />station. <br />Gust reported that the Park Commission has recommended <br />acceptance of the park land dedication of land under <br />Page 2 <br />
