Setbacks: The existing structure does not meet all minimum <br />setback requirements. However, this is an existing situation due <br />to the curvature of Viking Drive which causes the irregular shape <br />of the property. A revised survey must be <br />submitted and include a six (6) foot drainage and utility easements <br />along all lot lines. Said easements are subject to review and <br />approval of the City Engineer. <br />Utilities: Provisions for utility connections have not been <br />submitted as part of the application, therefore, the revised survey <br />shall indicate provisions for public utilities. Said plans are <br />subject to review and approval by the Public Works Director. <br />Park Dedication: As a prerequisite to all plat approvals, the <br />subdivider shall dedicate to the City or dedicate the public use, <br />for park or playground purposes, for public open space or in lieu <br />of a cash equivalent. Said application shall be reviewed by the <br />Little Canada Park Commission. <br />Streets /Access: For both lots, access is gained off of Viking <br />Drive, when the Parcel A is developed, an access permit must be <br />obtained from the Minnesota Department of Transportation (MnDOT). <br />Also, at the proposed lot line, there is a slight jog in the right - <br />of -way, which may or may not raise a concern with MnDOT. Said <br />proposal is subject to review of the Minnesota Department of <br />Transportation, as well as the City Engineer. <br />RECOMMENDATION <br />Based on the information herein, our office recommends approval of <br />the proposed lot split subject to the following conditions: <br />1. A revised survey must be submitted and include a six (6) foot <br />drainage and utility easements along all lot lines.
