MINUTES
PLANNING COMMISSION
APRIL 14, 1994
reasons. Karns stated that his main concerns were with
the additional traffic that SuperAmerica will attract
to the area and the fact that turning patterns in the
area are difficult. Karns stated that any additional
pressures on traffic will not be good for the area.
Karns pointed out that there are nine entrances to the
intersection.
Larry Feldstein, Sinclair, reported that Sinclair will
not close if SuperAmerica decides to open across the
street. However, their business will likely decline.
Sinclair stated that they are not in favor of the
SuperAmerica proposal, but will not close their doors
because of it. Feldstein reported that traffic is a
problem in the area, and traffic volumes in the area
have been increasing. Feldstein reported that since
the traffic signal at Country Drive was installed, the
volume of sales at Sinclair decreased by half.
Feldstein pointed out that the intersection is a
confusing one. Traffic tends to stop in front of the
Sinclair entrance, therefore, blocking ingress and
egress by customers.
DeLonais reported that the County informed him that the
intersection will be remarked.
Feldstein reported that the Sinclair Station has been
robbed once or twice within the last year. Feldstein
felt the additional competition across the street will
add more traffic to the area. Feldstein reported that
there is only a certain amount of business in this area
for a convenience store /gas station. Feldstein asked
if a planning consideration was the number of gas
stations /convenience stores that were proper for the
intersection. Feldstein again commented that Sinclair
was not in favor of the SuperAmerica proposal.
Tom Vogt, owner of Gas N Go, stated that he opposed the
SuperAmerica proposal, and felt it in the best
interests of the other operators in the City not to add
another gas station /convenience store. Vogt indicated
that there are already 12 or 13 in the area. Vogt felt
the City must consider what is in the best interests of
the community.
A resident of Fluer Royal pointed out that the SA
operation will likely be open 24 hours per day and will
attract unsavory characters. The 24 hour operation
5
