MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 1994 <br />twenty years from now the Sinclair lot will still be <br />vacant. Crary indicated that the people in the <br />community do not want three gas stations at this <br />intersection, or one SA with two vacant lots with <br />underground tanks. <br />Crary submitted a list of business alternatives that <br />could be developed at this location which the property <br />owners in the area would not object to. <br />Keis pointed out that a development proposal for one of <br />these other businesses has not been presented. <br />Crary stated that it was not the charge of the <br />Commission to help SuperAmerica develop or Grumpy's to <br />sell their property. <br />Davison asked why Crary or one of the other property <br />owners in the area has not purchased the Grumpy's site. <br />Crary replied that he was not aware the property was <br />for sale, and pointed out the large investment he has <br />in his current site. However, Crary suggested the <br />Commission give the property owners the time to <br />consider this option. <br />DeLonais stated that the owner of Grumpy's has been <br />trying to sell the property for the past two years. <br />Crary replied that the owner of Grumpy's never <br />approached him with that information. <br />Mr. Voss, Little Canada Limited Partnership, stated <br />that he would stand on his comments made at the last <br />Planning Commission meeting. Voss pointed out that <br />Grumpy's is open from 6 A.M. to 2 P.M., therefore, is <br />not generating any traffic during the P.M. peak hours <br />when the biggest traffic problem exists. <br />One of the residents of Fluer Royal Condominiums <br />reported that residents of the condos have to wait 5 to <br />15 minutes to get out of their driveways due to the <br />traffic volumes on Little Canada Road. The resident <br />stated that the SuperAmerica will not help their <br />property. <br />Norris Karns, Gopher Electronics, reported that he <br />opposed the SuperAmerica proposal for purely selfish <br />4 <br />
