In addition to the traffic problems that <br />will be added to, the SA operation will decrease <br />property values in the area. <br />Van Tassel reported that SuperAmerica would like to <br />locate in Little Canada, and have a market gap in this <br />area. Van Tassel agreed with the results of the SEH <br />traffic report. Van Tassel pointed out that SA will <br />not generate more traffic to the area, but is rather a <br />traffic interceptor. Van Tassel reported that SA <br />agrees with the recommendations of the Ramsey County <br />Sheriff's Department, and while they would not install <br />bullet -proof glass, they would comply with the other <br />suggestions. SA also agrees with the comments of the <br />PCA and would take measures to contain spills on -site. <br />Glen Van Wormer, SEH, presented the results of the <br />traffic study that SEH did for the area. Van Wormer <br />pointed out that SEH would anticipate that a SA station <br />will generate a maximum of 2,500 vehicle trips per day <br />to the site. That additional traffic would be spread <br />through -out the day fairly consistently. Of the 2,500 <br />trips, SEH would estimate 140 will utilize the site <br />during the A.M. peak hour, with approximately 70 <br />vehicles inbound and 70 outbound. SEH estimates 80 <br />vehicles inbound during the P.M. peak hour, and 80 <br />outbound for a total of 160. <br />Van Wormer reported that SEH tried to estimate where <br />the traffic would be coming from, and felt that 65% <br />will come from traffic already on Little Canada Road <br />and Country Drive. Of the remaining 35 %, SEH <br />anticipates that 10% will be new traffic from Country <br />Drive and most of the remainder from west on Little <br />Canada Road. <br />Van Wormer presented a diagram of the site and <br />described how traffic will get to and from the SA <br />store, explaining turning movements. Van Wormer felt <br />that patrons to the SA store will primarily use Country <br />Drive to exit the site, however, at times there will be <br />back -ups on Country Drive making exiting difficult. At <br />first circulation within the site appeared tight, <br />however, upon further review it doesn't appear too bad. <br />Therefore, traffic will be able to circulate within the <br />site and exit onto Little Canada Road. <br />6 <br />
