MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 1994 <br />to 8 vehicles between the intersection and the driveway <br />to SA. There could be a problem during the P.M. peak <br />when the heaviest traffic comes out of the industrial <br />park. But the A.M. peak would have more traffic <br />northbound on Country Drive, therefore, the problem <br />could be larger at that time. <br />Voss pointed out that his building has a Little Canada <br />Road curb cut approximately 40 feet from the proposed <br />SA curb cut, and asked if a no left turn restriction <br />would apply to his site as well. <br />DeLonais replied that it would not. <br />Crary asked how many customers to the SA site would be <br />turning left. <br />Van Wormer anticipated that of the 70 A.M. peak <br />customers to the site, 30 would be making left turns <br />into the site. <br />Knudsen pointed out that there is an issue here with <br />pre- existing traffic. The data presented suggests that <br />the SA proposal would not add a great deal of <br />additional traffic to what already exists. Knudsen <br />asked SA for information on the process they went <br />through to determine that the site was of interest to <br />them. <br />Van Tassel reported that they have stores located on <br />intersections with traffic volumes of 36,000 per day <br />and no traffic light. Van Tassel reported that SA <br />typically looks for sites with traffic volumes of <br />20,000; however, this is not typical in the Twin Cities <br />area because of the well - developed freeway system. Van <br />Tassel reported that the traffic volumes for this site <br />are somewhat lower than typical, but the size of the <br />store proposed is somewhat smaller. The store has been <br />sized to fit the facility and the amount of business <br />that SA feels the site will generate. <br />Garske asked about traffic to the SA site from the <br />freeway. <br />Van Wormer estimated that of the 2,500 trips the SA <br />site will generate, 65% will be from existing traffic <br />on Little Canada Road and Country Drive and 35% will <br />come from somewhere else, including the freeway, north <br />8 <br />
