MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 1994 <br />from Country Drive, west from Lakeshore, etc. <br />A resident of Fleur Royal stated that she opposed the <br />SA proposal, feeling that another gas <br />station /convenience store was not needed in the City. <br />The resident felt the SA proposal will attract a lot <br />more traffic to the area, will result in the loss of <br />existing business, and the SA proposal was not of <br />benefit to the community. <br />Vogt agreed, feeling the SA proposal would have a <br />negative impact on the existing businesses in the City. <br />A Fluer Royal resident pointed out that they already <br />have a problem getting in and out of their property, <br />and felt the SA proposal would only make that worse. <br />Van Wormer pointed out that the traffic study indicates <br />that 35% of the 2,500 trips to SA would be new traffic. <br />Van Wormer indicated that one would have to keep in <br />mind that a 16 or 24 -hour restaurant would generate <br />additional traffic as well. <br />At this point in the meeting, the public hearing was <br />closed. <br />DeLonais pointed out the testimony taken on this issue <br />both this evening and at the March 10th Planning <br />Commission meeting as well as the SEH traffic study, <br />reports from the Sheriff's Department and the PCA. <br />DeLonais pointed out that none of the reports received <br />indicate opposition to the SA proposal. <br />Schletty stated that he is opposed to the SA proposal. <br />Schletty reported that he has lived in the City for 50 <br />years and indicated that it was his opinion that there <br />is a traffic problem in the Little Canada Road /Country <br />Drive area. <br />Garske stated that he opposed the proposal since he <br />cannot justify another gas station /convenience store in <br />the City. <br />Keis felt the issue is a tough one, and the Commission <br />must consider what is best for the City. Keis asked if <br />the City had too many gas stations /convenience stores <br />or not. Keis pointed out that the City is looking for <br />good, quality businesses.
