MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 1994 <br />Venetian property. <br />Motion seconded by Knudsen. <br />Motion carried 6 - 0. <br />VARIANCE Terry Gaetke, Northern Air Corporation, appeared <br />NORTHERN before the Commission requesting approval of a <br />AIR CORP. variance to allow encroachment into the rear yard <br />setback of the Northern Air Corporation property <br />located at 75 South Owasso Blvd. Gaetke reported that <br />he would like to add on to the building in order to <br />provide additional storage space for one of his <br />tenants. The space would be cold storage, and is <br />necessary in order to retain the tenant since the <br />business has grown more rapidly than anticipated. <br />Gaetke reported that he is proposing a 30 foot by 80 <br />foot addition to the building, which would come to <br />within a couple of feet of the property line. Gaetke <br />reported that his only other option would be to add on <br />to the west side of his building, but this would mean <br />the loss of some oak trees. Gaetke pointed out that by <br />adding onto the north end of the building, the same <br />roof pitch can be maintained. If an addition on the <br />west side were required, the addition would be <br />perpendicular to the pitch of the existing roof. <br />Knudsen asked how the neighbor to the north felt about <br />the variance proposal. <br />Gaetke reported that he spoke with the property owners <br />to the north as well as other property owners in the <br />area, and none oppose the variance request. <br />DeLonais pointed out the recommendation of the City <br />Planner that an ordinance amendment would be more <br />appropriate than a variance action in order to afford <br />other property owners in the City the same rights. <br />Gaetke felt that the circumstances warranted a variance <br />in this case. <br />Keis pointed out that variance actions must be based on <br />hardship. Without special circumstances, Keis <br />indicated that there was no reason to grant the <br />variance. Keis indicated that he sympathized with Mr. <br />Gaetke's problem, but there was nothing unique to the <br />12 <br />
