MINUTES <br />PLANNING COMMISSION <br />APRIL 14, 1994 <br />There was a group of about 15 residents of Fluer Royal <br />Condominiums present at the meeting, and DeLonais asked <br />that one person serve as spokesperson for that group <br />rather than each making individual comments. <br />Mike Crary, Quicksilver, appeared before the <br />Commission. Crary asked if three gas stations were <br />needed at the intersection of Little Canada Road and <br />35E. Crary felt that if SuperAmerica went in Sinclair <br />would close. Crary also indicated that the Sinclair <br />property would then become worthless because of the <br />buried gas tanks. Crary submitted pictures of two gas <br />stations which went bankrupt immediately after <br />SuperAmerica located across the street. Crary did not <br />believe there was support of Little Canada residents <br />for the SuperAmerica proposal. <br />Crary felt that crime will increase as a result of SA <br />locating in Little Canada, pointing out that Lt. Daly <br />has indicated that gas stations /convenience stores are <br />attractive crime targets, especially when located <br />adjacent to an interstate escape route. <br />Crary pointed out that the intersection of Little <br />Canada Road and 35E is very congested. Crary pointed <br />out that the SEH traffic study indicated that there <br />will be 2,500 customers per day to the SA site versus <br />800 to a restaurant. Crary felt that was supposition, <br />and pointed out that Grumpy's has about 100 to 200 <br />customers per day. Based on that, there will be <br />approximately 2,300 additional trips to the site. <br />Crary pointed out that these 2,300 vehicles are <br />currently going straight and not turning. The <br />SuperAmerica station will, therefore, increase turns by <br />approximately 2,300. Crary was concerned about left <br />turns across on- coming traffic. Crary felt that as a <br />result, Little Canada Road will become a two -lane <br />street rather than four since two of the lanes will <br />become left -turn lanes. <br />Crary reported that the SEH study did not observe <br />traffic back -ups on Country Drive. Crary submitted <br />pictures showing traffic back -ups on that street. <br />Crary reported that Grumpy's Country Drive access is <br />continually blocked by these back -ups. <br />Crary pointed out that the SEH study indicated that due <br />to congestion on Little Canada Road people will try to <br />2 <br />
