these uses are accessory, then similar requests may also be made by <br />other businesses within the City. <br />Proposed Uses: The applicants have not provided any detail in <br />regards to the hours of operation of each of the uses. Therefore, <br />prior to final approval, the applicants shall provide a detail <br />description of each use, and the hours of operation. <br />Site Plan: The site plan in which the applicants have submitted <br />designates the location as to where the truck will be parked, <br />however, does not indicate the total area which the outside service <br />will encompass. Section 911.040 E. 1. limits outside services to <br />thirty (30) percent of the gross floor area of the principal use. <br />Based on the submitted site plan, the gross floor area of the A &W <br />is 1,050 square feet, therefore, three hundred and fifteen (315) <br />square feet would be allowed for the outside service area. To <br />ensure that this requirement is met, the applicant shall submit a <br />revised site plan which details the floor area of the A &W and the <br />proposed outside service area. <br />Parking: Section 911.040 E. 5. states that outdoor accessory uses <br />may not take up parking space as required for the principal use. <br />The A &W Drive -In is required to provide at least one space for each <br />forty square feet of dining and bar area, and one space for each <br />eight (80) square feet of kitchen area, for parking. As mentioned, <br />the site plan does not indicate detail of the Drive -In Restaurant <br />therefore, based on the information provided it cannot be <br />determined if the proposal will interfere in the required parking <br />area. Therefore, the applicant must submit a revised site plan <br />detailing the A &W and the parking areas. <br />Surfacing: The outside sales area must be grassed or surfaced to <br />control dust. <br />Curbing and Landscaping: All off - street parking areas must have a <br />perimeter continuous curb barrier around the entire parking lot. <br />Said barrier shall not be closer than five (5) feet to any lot <br />line. Landscaping in accordance with Section 903.020 G. shall also <br />be provided in all areas bordering the parking area. <br />Lighting: All lighting shall be hooded and so directed that the <br />light source shall not be visible from the public right -of -way or <br />from neighboring residences and shall be in compliance with Section <br />903.020 of the City Code. <br />Signage: Should the applicant wish to have any additional signage <br />on the site it must conform with all sign regulations outlined in <br />Section 903.110 of the City Code. <br />Page 68 <br />
