Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 12 July 1994 <br />RE: Little Canada - D &T Trucking Planned Unit <br />Development /Rezoning <br />FILE NO: 758.09 - 94.19 <br />Background <br />D &T Trucking has applied for a Planned Unit Development (PUD) and <br />Rezoning of the Gervais property along South Owasso Boulevard. The <br />site consists of approximately 6.1 acres on two parcels, the <br />northern of which has no frontage on any public street. The <br />development would consist of a 23,500 square foot building on the <br />south parcel, with associated parking and 75% outdoor truck trailer <br />storage under the I -P District standards. The applicant proposes a <br />rezoning to I -1, Light Industrial on the north parcel, which would <br />then be controlled by the Planned Unit Development to permit <br />accessory outdoor storage of truck trailers. The entire site would <br />be developed to I -P District standards, with the exception of the <br />extra trailer storage on the north parcel. <br />The applicant had investigated the likelihood of a variance to the <br />trailer storage maximums over the entire site, thereby negating the <br />need for the rezoning. However, staff suggested that variance <br />criteria would not permit the finding of the required hardship. As <br />a result, the applicant has pursued the rezoning and PUD. <br />Analysis <br />Rezoning <br />The northerly parcel is proposed to be rezoned from I -P to I -1 <br />under the applicant's plan.
