MINUTES <br />PLANNING COMMISSION <br />JULY 14, 1994 <br />to I -1. I -1 zoning allows auto body shop use as well <br />as metal buildings. <br />O'Connell pointed out that the Best Tire building is a <br />metal building. O'Connell stated that approval of the <br />Zoning Text Amendment would give him the opportunity to <br />make his building look better. <br />Garske stated that the Text Amendment is fine if the <br />City is willing to accept auto body in the I -P <br />District. <br />Carson asked if stucco met the masonry requirements of <br />the I -P District. <br />The City Planner replied that it did. <br />Knudsen felt that the type of business is not as <br />critical as the presentation of the business. <br />DeBace again stated that when he constructed his <br />building, he was required to comply with the masonry <br />requirements of the I -P District. DeBace stated that <br />he wanted to see these same standards applied in this <br />case. <br />The City Planner outlined the standards being referred <br />to which include a minimum masonry requirement of 50% <br />of the building facade, stucco being acceptable, fully <br />screened outdoor storage from residential uses and <br />public right -of -ways, outdoor storage area limited to <br />75% of the size of the principle building, 25% of the <br />site in green area. <br />Keis asked how much of the City was zoned I -P, and the <br />Planner described those areas. <br />Mr. Garske recommended approval of the Zoning Text <br />Amendment to include auto body repair as a conditional <br />use in the I -P Zoning District as requested by Suburban <br />Auto Body provided that all conditions of the I -P <br />District remain in effect. <br />Motion seconded by Schletty. <br />Motion carried 6 - 1.
