MINUTES <br />PLANNING COMMISSION <br />JULY 14, 1994 <br />Permit for Suburban Auto Body at 2989 Country Drive for <br />auto body repair in the I -P District subject to <br />compliance with the standards of the I -P District. <br />Motion seconded by Schletty. <br />Motion carried 7 - 0. <br />REZONING Jerry Anderson, Jamb Architects, appeared before the <br />FROM I -P Commission requesting approval of a rezoning of a <br />TO I -1, portion of the Gervais property on South Owasso Blvd. <br />PUD AND from I -P to I -1, as well as a Planned Unit Development <br />CUP to allow the joint use of two separate parcels of <br />GERVAIS property, and a Conditional Use Permit to allow the <br />PROPERTY parking of trucks and outdoor storage. Anderson <br />pointed out that the rezoning request applies to the <br />northern parcel which is surrounded on three sides by <br />I -1 property. The rezoning would allow for the more <br />intense use of the property and the parking of truck <br />trailers on the site. The southern site is proposed to <br />be developed as a corporate headquarters and repair <br />facility for D & T Trucking. The building would <br />consist of 23,500 square feet, 6,000 of which would be <br />for office space, 2,500 of which would be for storage, <br />and the remainder would be for the repair area. <br />Anderson reported that the rezoning is being requested <br />because the I -P Zoning restricts outdoor storage to 75% <br />of the building area. This would provide outdoor <br />storage for approximately 30 trailers. The proposal is <br />to have room to store 80 to 85 trailers on site. <br />Anderson reported that the bulk of the trailers would <br />not be stored on site at any given time, except over <br />holiday seasons. I -P standards would be met on the <br />entire site except for the outdoor storage on the north <br />parcel. All setback requirements would be met or <br />exceeded. The building would be constructed of pre- <br />cast concrete, and the office area would have a glass <br />and stucco facade. Anderson explained the drainage <br />proposed for the site which would be in compliance with <br />Ramsey /Washington Watershed District standards. <br />Bob Dolle, D & T Trucking, reported that on average 15 <br />to 20 trailers would be parked on the site, except <br />during holidays. Dolle reported that D & T Trucking <br />has 110 trailers in total, most of which are in transit <br />or parked at customer locations. <br />16 <br />Page 25 <br />
