Carson indicated that at the last meeting it was indicated that the repair area could be air - conditioned so that overhead doors could remain shut. The Commission was informed that it was too expensive to air - condition a repair area of this type. These areas would be ventilated, however. During the summer months it would be necessary to open some of the overhead doors a maximum of 24 inches for additional ventilation. DeLonais reported that the Community Pride Committee met this morning and discussed Rice Street and uses along that street. Currently there are no minor auto repair shops on Rice Street. The Committee discussed aesthetics. DeLonais pointed out that once the text amendment is approved to allow Abra to locate on Rice Street, the City will get additional requests. DeLonais noted that auto repair businesses are currently located in the I -1 District. DeLonais stated that the City is trying to upgrade Rice Street. Knudsen felt that the Commission needed to identify the specific conditions that will set the standard for auto body repair in the B -2 and B -3 Zoning Districts. Then additional conditions should be established for this particular site. Keis suggested that a nicely landscaped facility like the one proposed by Abra may be preferable to another fast -food restaurant. Davison suggested that as long as insurance companies deem a vehicle repairable, Abra would make the necessary repairs. Benson replied that that was correct. Carson indicated that he had no problem with minor or major auto body repair as long as the doors were closed when those repairs are being made. Davison agreed that a distinction between minor and major auto body repair did not mean much. Benson suggested that based on the economics of the property values on Rice Street, any auto body repair business wishing to locate on Rice Street will be a 5
