MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 1994 <br />high -class facility similar to what Abra is proposing. <br />Knudsen recommended approval of a Zoning Text Amendment <br />to define minor auto body repair as follows: <br />"The replacement or repair of any body part, minor <br />painting, framework, welding and glass replacement. <br />The above stated is applied to passenger automobiles <br />and light trucks not in excess of 7,000 pounds gross <br />weight." <br />subject to minor auto body repair being listed as a <br />separate Conditional Use in the B -2 and B -3 Zoning <br />Districts, subject to the conditions and standards as <br />outlined on pages 106 and 107 of the Zoning Code and as <br />referred to by the City Planner which refer to minor <br />auto body repair, subject to the standards and <br />conditions referred to in the City Planner's reports <br />dated July 12, 1994 and August 5, 1994, subject to the <br />three conditions outlined in The C. Chase Company <br />letter dated August 2, 1994 with the word "wrecked" <br />amended to "damaged ", the condition that no vehicle be <br />parked on the site for longer than 18 hours rather than <br />the "48 hours" referred to in the letter, and reference <br />to "Rice Street" be changed to "a major thoroughfare ". <br />Motion seconded by Carson. <br />Motion carried 6 - 0. <br />The Commission then reviewed the application of Abra <br />for a Conditional Use Permit for auto body repair in <br />the 8-3 District. Representatives of Abra reported <br />that the site plan which was presented at the last <br />meeting has been amended to eliminate some of the <br />parking at the back of the site. Parking still exceeds <br />the requirements of the ordinance. Access to the site <br />will be via a shared driveway. Benson pointed out that <br />Abra is proposing a 20 foot front yard setback, while <br />the Code requires 5 feet. The larger setback allows <br />for more landscaped area along Rice Street and provides <br />a cushion should Rice Street ever be widened in the <br />future. <br />The City Planner indicated that it is his understanding <br />that Abra will have a shared driveway agreement with <br />Hardies. <br />6 <br />
