MINUTES PLANNING COMMISSION AUGUST 11, 1994 Benson reported that Schroeder Development Company will continue to own the property and will build the building. Schroeder owns the Hardees site, and the driveway then becomes their own internal street. DeLonais reported that there may be a townhome development going in to the east. Abra representatives replied that the School District property to the east is heavily wooded thus providing a visual screen. It was reported that the Abra facility will connect to water main on Rice Street and sanitary and storm sewer from Minnesota Street. An internal catch basin system will be installed. The lay -out of the site was described as well as the flow of traffic in and out of the site. Carson asked the size sign being proposed. Benson estimated the sign to be 25 feet in height, but indicated that the sign would meet any Sign Ordinance requirements. Knudsen recommended approval of the Conditional Use Permit for minor auto body repair in the B -3 District subject to the recommendations of the City Planner as contained in his July 12, 1994 report with an amendment allowing Abra to remain open until 6 P.M. during weekdays, subject to the recommendations of the City Planner as contained in his August 5, 1994 report, subject to compliance with the conditions and standards as required by the City's ordinance as was recommended for amendment in the previous motion. Motion seconded by Garske. Motion carried 5 - 1. DeLonais voted against. CUP FOR Mr. Todd Monson appeared before the Commission OPEN AND requesting approval of a Conditional Use Permit to OUTDOOR allow open and outdoor storage of construction STORAGE - materials on the Gardner Bros. property located at GARDNER 450 East County Road D. BROS. HOMES Knudsen pointed out the construction materials laying out in the open on the site, and asked if the proposal will eliminate this problem. 7
