MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 1994 <br />Benson reported that Schroeder Development Company will <br />continue to own the property and will build the <br />building. Schroeder owns the Hardees site, and the <br />driveway then becomes their own internal street. <br />DeLonais reported that there may be a townhome <br />development going in to the east. <br />Abra representatives replied that the School District <br />property to the east is heavily wooded thus providing a <br />visual screen. It was reported that the Abra facility <br />will connect to water main on Rice Street and sanitary <br />and storm sewer from Minnesota Street. An internal <br />catch basin system will be installed. The lay -out of <br />the site was described as well as the flow of traffic <br />in and out of the site. <br />Carson asked the size sign being proposed. <br />Benson estimated the sign to be 25 feet in height, but <br />indicated that the sign would meet any Sign Ordinance <br />requirements. <br />Knudsen recommended approval of the Conditional Use <br />Permit for minor auto body repair in the B -3 District <br />subject to the recommendations of the City Planner as <br />contained in his July 12, 1994 report with an amendment <br />allowing Abra to remain open until 6 P.M. during <br />weekdays, subject to the recommendations of the City <br />Planner as contained in his August 5, 1994 report, <br />subject to compliance with the conditions and standards <br />as required by the City's ordinance as was recommended <br />for amendment in the previous motion. <br />Motion seconded by Garske. <br />Motion carried 5 - 1. DeLonais voted against. <br />CUP FOR Mr. Todd Monson appeared before the Commission <br />OPEN AND requesting approval of a Conditional Use Permit to <br />OUTDOOR allow open and outdoor storage of construction <br />STORAGE - materials on the Gardner Bros. property located at <br />GARDNER 450 East County Road D. <br />BROS. HOMES <br />Knudsen pointed out the construction materials laying <br />out in the open on the site, and asked if the proposal <br />will eliminate this problem. <br />7 <br />
