The adjacent property to the north <br />is the parking lot for a school, which is over 300 feet from the <br />proposed ABRA Auto Body. <br />Setbacks. The applicant is proposing extensive <br />landscaping along the north, south and west property lines, <br />consisting of seventy (70) anthony water spirea, forty (40) red <br />twigged dogwood, twenty (20) Colorado spruce, and a scattering of <br />ash, maple, crab and yew trees. These trees will serve as a buffer <br />to the adjacent commercial properties to the south and west. The <br />School property to the north is heavily screened from the site by <br />a large stand of existing trees along the north and east property <br />lines. The entire perimeter boulevard will be sodded. <br />Outside Storage. The applicants are only proposing outdoor storage <br />of customer automobiles to be repaired and those waiting to be <br />picked up. The outside storage area is located on the east side of <br />the building away from Rice Street. The area will be completely <br />enclosed by a 6 foot chain link fence with privacy slats. A large <br />gate entrance provides access to the area, and will be locked at <br />night for security. Given the landscaping and screening which the <br />applicant is providing, this outdoor storage area will be <br />completely screened. <br />4 <br />Page 27 <br />
