MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 1994 <br />a permitted use in only the I -1 Zoning District. There <br />are some provisions for minor auto repair in the B -2 <br />and B -3 Districts, and the request is to add auto body <br />to the list of allowed uses. <br />Keis stated that if the Commission decides to recommend <br />approval of the CUP, it should list conditions and /or <br />restrictions on the CUP. Keis pointed out that The <br />Chase Company has submitted a letter dated August 2nd <br />which lists some conditions, one of which would <br />prohibit no outside storage of wrecked vehicles on the <br />site overnight. Keis asked the definition of a <br />"wrecked vehicle ". <br />Knudsen pointed out that last month Abra represented <br />that there would be no outdoor storage of any vehicles <br />on the site overnight. <br />Benson replied that after further thought Abra feels <br />that would be too restrictive. While Abra does not <br />store vehicles on the site overnight, customers will <br />drop off their vehicles in the evening for service the <br />next day. <br />DeLonais asked if the Commission wanted to see minor <br />auto body repair along Rice Street. <br />The Planner again reviewed the options listed in his <br />August 5th memo which include amending the existing <br />Minor Auto Repair Conditional Use Permit to include <br />minor auto body repair, amending the B -2 District text <br />to include a separate CUP for minor auto body repair, <br />or denying the amendment according to findings which <br />illustrate the failure of auto body uses to comply with <br />the City's intent for the B -2 and B -3 Districts. The <br />Planner pointed out that the second option would allow <br />the City to develop a listing of additional standards <br />which must be met under a separate CUP. <br />Garske pointed out that Abra is now proposing that they <br />be allowed to have garage doors open up to 24 inches. <br />Garske stated that he was concerned about noise and <br />image. <br />The Planner indicated that the first action for the <br />Commission to consider would be the Zoning Text <br />Amendment. If the amendment were approved, the <br />Commission would follow up with conditions and <br />2 <br />
