MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 1994 <br />standards which must be met. <br />Carson asked what standards and conditions the City <br />currently imposes. <br />The Planner reviewed the 19 conditions listed on page <br />107 of the Zoning Ordinance. While most deal with <br />motor fuel stations, many apply to auto repair. <br />Carson asked what the outdoor storage requirement was. <br />The Planner replied that outdoor storage is allowed <br />subject to compliance with the provisions of the <br />ordinance. <br />Keis was concerned about controlling the type of auto <br />body repair operation that would be allowed on Rice <br />Street. Keis suggested that creating a new CUP may be <br />preferable so that the City can impose specific <br />restrictions for auto body repair businesses. <br />The Planner agreed, and suggested that his office could <br />put a list of specific restrictions together. The <br />Planner also suggested that the Commission would want <br />to define both limited and major auto body repair as <br />outlined in the definition proposed by Abra on page 4 <br />of the Commission's agenda packet. The Planner also <br />suggested that the Commission may want to include the <br />three conditions listed in The C. Chase Company letter <br />dated August 2, 1994. <br />Benson felt part of the concern was defining minor auto <br />body repair. Benson reported that Abra does not do <br />heavy auto body repair, those types of businesses being <br />located in industrial parks. Benson pointed out that <br />the Abra site will be an attractive facility with a lot <br />of landscaping and buffering. Benson indicated that it <br />was too expensive to air - condition the facility, <br />therefore, it would be necessary to have garage doors <br />open 24 inches during the summer months for ventilation <br />purposes. Abra does not generate a lot of noise. <br />Keis asked if Abra would repair a totaled car. <br />The Commission was informed that Abra will repair <br />damage up to 70% of the value of a vehicle. Abra does <br />not fix totaled -out vehicles. Benson also reported <br />that Abra does not repair trucks and larger vehicles. <br />3 <br />
