MINUTES <br />PLANNING COMMISSION <br />OCTOBER 13, 1994 <br />Motion seconded by Schletty. <br />Motion carried 5 - 0. <br />ZONING Mr. George Rossez appeared before the Commission <br />DISTRICT requesting approval of the rezoning of his mother's <br />AMENDMENT - property at 2626 McMenemy Road from B -3 to R -3. <br />2626 Rossez pointed out that the building was originally <br />MCMENEMY a store which was converted 23 to 24 years ago into a <br />three -unit apartment building. The zoning was never <br />changed to reflect the change in use, however. Rossez <br />reported that he is looking to add two additional <br />apartments in the basement area of the building. Each <br />unit would be approximately 700 square feet, <br />efficiency -type units. <br />Rossez noted the City Planner's comments about the <br />tight parking situation. If the two apartments are <br />added, additional parking would have to be added along <br />the driveway in the back of the building. There is <br />parking at the front of the building which does <br />encroach slightly on the City and the Credit Union <br />parking lots. <br />Schletty asked who own the parking lot in front of 2626 <br />McMenemy Road and the Credit Union. <br />Rossez reported that the City owns the majority of the <br />parking lot area. It was originally owned by the <br />Church. At one time Little Canada Road ran directly in <br />front of the building at 2626 McMenemy Road. <br />Jim Collova, McMenemy Road resident, reported that he <br />lives a few doors down from the site and his brother <br />lives directly next door. Collova stated that he was <br />curious about the driveway situation and whether or not <br />it will be widened. <br />Rossez replied that as proposed with the addition of <br />two units in the building, the driveway would have to <br />be widened to allow for the additional parking spaces. <br />Collova stated that he had no problem with rezoning the <br />property to reflect its use. Collova asked if the <br />rezoning would automatically allow for the addition of <br />the new units, and would the additional parking spaces <br />then be required. <br />5 <br />
