I have reviewed a sketch plan (undated) and visited the site for the above referenced project and offer <br />the following comments: <br />UTILITIES <br />Sanitary sewer, water main and storm sewer are accessible within the Minnesota Street right-of-way. <br />STREETS <br />The proposed 50 foot radius cul -de -sac is smaller than the City's standard 60 foot radius for multi -unit <br />housing. Frain an engineering standpoint, we recommend that the City require a 60 foot radii to <br />provide adequate room for turning movements of school buses, snow removal vehicles and fire trucks. <br />A 50 foot radius is workable, but difficult. <br />As I understand, Masterpiece Homes is proposing a substandard cul-de -sac radius primarily in an effort <br />to save a row of large trees to the east of the development. Because of the steep (3:1) existing slopes <br />along the east edge of the development, it appears that a full 60 foot radius sac would require that a <br />much larger area be cleared, taking numerous mature trees. <br />The City's position regarding the protection of existing mature tree stands will be the deciding factor <br />in this issue. <br />cc: Dave Harris <br />£0'd '0SSV 8 00aLS3N09 TT£T 929 ET9 <br />Page 30 <br />ZZ:9T b66T -0Z -60 <br />
