I have reviewed a sketch plan (undated) and visited the site for the above referenced project and offer <br />the following comments: <br />UTILITIES <br />Sanitary sewer, water main and storm sewer are accessible within the Minnesota Street right-of-way. <br />STREETS <br />The proposed 50 foot radius cul -de -sac is smaller than the City's standard 60 foot radius for multi -unit <br />housing. Frain an engineering standpoint, we recommend that the City require a 60 foot radii to <br />provide adequate room for turning movements of school buses, snow removal vehicles and fire trucks. <br />A 50 foot radius is workable, but difficult. <br />As I understand, Masterpiece Homes is proposing a substandard cul-de -sac radius primarily in an effort <br />to save a row of large trees to the east of the development.
