MINUTES <br />PLANNING COMMISSION <br />JANUARY 13, 1994 <br />The second option involves removal of the two pylons <br />and replacement with a larger new pylon just under 500 <br />square feet in size. Chazin pointed out that the City <br />Planner feels that there is no hardship involved to <br />warrant granting a variance. Chazin disagreed pointing <br />out that most shopping centers are parallel to their <br />street frontage whereas The Market Place is <br />perpendicular to the street. Only Rainbow Foods and <br />Snyders is visible from Rice Street. Chazin again <br />stated that the same situation does not exist at other <br />shopping centers in the City. <br />Chazin indicated that the tenants at The Market Place <br />Shopping Center need some help from the City, and that <br />is for signage visibility to Rice Street. <br />DeLonais pointed out that many people in the City have <br />been trying to promote business. DeLonais stated that <br />he would like to see something done and felt that the <br />ordinance could be amended to allow a second pylon sign <br />for shopping centers that are perpendicular to their <br />street frontage. The second pylon could also be tied <br />to the number of businesses that the shopping center <br />has. <br />DeLonais stated that as a businessman one is never sure <br />how much advertising will pay off. DeLonais felt that <br />there was a lot of traffic in the area, andobjected to <br />the Planner's comments that signage does hot good. <br />Traffic on Rice Street may see the signage and realize <br />that a particular business is located in the shopping <br />center. Right now only Rainbow Foods is visible from <br />Rice Street. DeLonais felt this suggestion should be <br />reviewed by the City Planner, and the matter be tabled <br />for 30 days. <br />The City Planner stated that the concern is with <br />setting a precedent, and the Commission would have to <br />make sure that the reasons a variance is being approved <br />are unique to this particular site. <br />Schletty felt the issue was two -fold. First the height <br />of the existing signs exceed minimum requirements, and <br />secondly, The Market Place is asking for a second <br />pylon. <br />DeLonais asked if Chazin was willing to bring sign <br />heights into compliance with ordinance requirements. <br />Page 2 <br />
