MINUTES <br />PLANNING COMMISSION <br />JANUARY 13, 1994 <br />Schletty pointed out that other businesses on Rice <br />Street are asking for higher signs. Schletty stated <br />that he did not disagree that the frontage presented a <br />problem for the shopping center, but had a concern with <br />the sign height exceeding minimum requirements. <br />Chazin replied that he would like to retain the Burger <br />King sign for the Market Place Shopping Center, and <br />that the only alteration to the sign that he had <br />planned was to change the sign face. <br />DeLonais pointed out that the maximum sign area allowed <br />by code for a pylon sign is 200 square feet. DeLonais <br />asked if Chazin would be willing to lower the sign <br />height to the 25 foot maximum set by Code. <br />Chazin felt that lowering the Burger King sign would <br />cause visibility problems since traffic would not be <br />able to see under the sign. <br />Schletty pointed out that sign area for the Market <br />Place Shopping Center is limited by the amount of <br />frontage the center has on Rice Street. The maximum <br />pylon sign area allowed the Market Place is 200 square <br />feet. Schletty did not feel that limitation made sense <br />given the number of tenants at the center. <br />DeLonais pointed out that the request was to leave the <br />two existing pylons as they are and just change the <br />face of the Burger King pylon. <br />Keis stated that he was not sure the additional signage <br />on Rice Street would help the tenants, and felt the <br />issue was one of fairness to the other businesses on <br />Rice Street. <br />Chazin pointed out that other businesses on Rice Street <br />have visibility to the street, while many of the Market <br />Place tenants do not. <br />Keis pointed out that the tenants moved into the Market <br />Place Shopping Center knowing that situation. Now the <br />businesses are saying that they need additional <br />visibility. <br />Chazin pointed out that the two sign options he has <br />presented are a concept of what could be done. Chazin <br />stated that the businesses in the Market Place Shopping <br />Center do need visibility. Chazin reported that he has <br />been in the leasing business for 15 years and <br />businesses want visibility from the main street. The <br />next best thing for the Market Place businesses is to <br />have visibility on Rice Street. <br />Page 3 <br />
