MINUTES <br />PLANNING COMMISSION <br />MARCH 10, 1994 <br />Knudsen asked the surrounding property owners' feelings <br />if a McDonald's were proposed on the site. <br />Crary felt there was not enough room for a McDonald's <br />on the site. <br />A representative of SuperAmerica indicated that they <br />are planning a $1.2 to $1.3 million investment in the <br />site. He also felt that the site was not large enough <br />for a restaurant. SuperAmerica indicated that they <br />have a number of stores the size of the one being <br />proposed this evening and these stores work well. They <br />are located on busy streets, and have not added to the <br />traffic volumes on those streets. The SuperAmerica <br />representative stated that what he is hearing is there <br />is a traffic problem at the intersection, however, the <br />SuperAmerica proposal will not change or add to that <br />problem. The representative felt if there was a <br />traffic problem it should be addressed and it is really <br />not a SuperAmerica issue. <br />Voss stated that his firm would not oppose a restaurant <br />development on the site, and a fast -food restaurant <br />would be fine. Voss felt a restaurant would be better <br />for the community than a gas station /convenience store. <br />At this point in the meeting, the public hearing was <br />closed. <br />Keis felt there were good arguments on both sides of <br />the issue and felt he needed more time to think about <br />the proposal. Keis asked if some research could be <br />done with the Sheriff's Department to determine if the <br />City has a problem with kids hanging out at gas <br />stations /convenience stores. Keis stated that he did <br />not view the site as a potential high crime area. Keis <br />suggested that the matter be tabled until next month <br />pending some research. <br />DeLonais requested that the City staff do a traffic <br />study of the area and look at accident reports at this <br />intersection for the past year. <br />Knudsen felt that the SuperAmerica business is the type <br />that locates in a high traffic area and depends on <br />impulse customers for their business. A business that <br />does not require a high customer turn -over will not be <br />12 <br />
