MINUTES <br />PLANNING COMMISSION <br />MARCH 10, 1994 <br />computerized modeling system, estimations of how <br />frequently the intersection backs up, etc. <br />Schletty stated that his concern was the traffic coming <br />from the west. Schletty pointed out that this same <br />concern was raised in discussing a development proposal <br />for the site on the northeast corner of Little Canada <br />Road and Centerville Road. The City asked that the <br />property owner prohibit left -turn in traffic to the <br />site. Schletty pointed out that the traffic on Little <br />Canada Road on this side of the freeway was heavier. <br />Schletty stated that he would like to see the left turn <br />in and out traffic addressed. <br />Marshall replied that this could be looked at, but <br />again noted that traffic having too difficult of a time <br />making a left turn into the site will not do so. That <br />traffic will use the Sinclair Station across the <br />street. <br />Schletty asked when the peak hours were. <br />Marshall estimated the P.M. peak as 3:30 P.M. to 5:30 <br />P.M. with the heaviest traffic between 4:30 P.M. and <br />5:30 P.M. Marshall also reported that there are A.M. <br />peak times as well, but felt that P.M. peak was the <br />heaviest. <br />Davison asked if a shared driveway with the property to <br />the west was considered. <br />Priolo felt that a shared driveway may create a couple <br />of problems. First, there is a significant grade <br />difference between the two sites, and secondly, parking <br />spaces would be eliminated for both sites. <br />Carson felt that a shared driveway would make a road <br />out of the parking lot since traffic would be cutting <br />through from Little Canada Road to Country Drive. <br />Priolo again stated that the concern is access during <br />peak traffic hours, and if a left -hand turn is too <br />difficult, there is a competitor across the street that <br />will be used. Priolo indicated that people do not <br />change their patterns and will use the competitor that <br />is easiest to access.
