MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 1994 <br />Keis asked if it was because of the steep slope of the <br />property on the west wide of Sunrise Drive, that some <br />homes along the west side of the street were granted <br />front yard setback variances. <br />The City Planner stated that this was the case. <br />Keis stated that it appeared that the adjacent houses <br />were setback 30 feet. <br />The Planner pointed out that setback is measured from <br />the edge of the road right -of -way, not the road <br />pavement. <br />Bernie McCanna, 2429 Sunrise, reported that he owns the <br />vacant lot south of 2439 Sunrise Drive. McCanna asked <br />for clarification of the 22 foot setback being <br />requested by Mr. Maas. McCanna reported that the homes <br />on the west side of Sunrise Drive are setback 30 feet <br />from the lip of the curb, therefore 21 feet from the <br />property line. McCanna asked if the 22 foot setback <br />being requested by Mr. Maas would be 22 feet from the <br />curb or 22 feet from the property line. <br />The City Planner replied that Mr. Maas is requesting a <br />22 foot setback from the property line. <br />McCanna asked if Mr. Maas was going to line up his <br />house with the other homes along the street. <br />The City Planner replied that Maas is proposing to <br />place his house 22 feet from the edge of the road <br />right -of -way, which would be approximately 31 feet from <br />the lip of the curb. <br />A property owner in the area reported that the Sunrise <br />Drive lots are very small, and was concerned about the <br />construction of a large home on a small lot. This <br />property owner was concerned about aesthetics should <br />the Maas house be built forward of the adjacent houses. <br />Keis pointed out that the lots along Sunrise Drive are <br />in conformance with minimum lot size standards. <br />A property owner asked the rational for the 30 foot <br />front yard setback. <br />DeLonais replied that that standard was put in place <br />2 <br />
