DRAFT - DRAFT - DRAFT <br />ORDINANCE NO. <br />CITY OF LITTLE CANADA, MINNESOTA <br />AN ORDINANCE AMENDING SECTION 903.020 ESTABLISHING AN <br />ADMINISTRATIVE DESIGN REVIEW PROCEDURE AND DESIGN STANDARDS FOR <br />INFILL RESIDENTIAL DEVELOPMENT. <br />ME CITY COUNCIL OF LITTLE CANADA, MINNESOTA DOES HEREBY ORDAIN: <br />Section 1. Section 902.010 (Definitions) is hereby amended to add the following: <br />70.1. In -Fill Development. The development of new housing or other buildings on <br />scattered vacant sites in a built -up area. <br />Section 2. Section 903.020 (General Building and Performance Requirements) is hereby <br />amended to add the following: <br />C. Infill Development. <br />1. General Requirements. Infill development, as defined by this Chapter, for <br />single family dwellings shall be allowed only by special administrative <br />permit. Such permit may be granted provided that: <br />a. The design of the infill building, its location on the site and its <br />layout shall respond to specific site conditions such as topography, <br />solar orientation, site size and natural features. <br />b. The infill buildings composition shall reflect the local context, site <br />conditions or building function. <br />c. The infill building shall reflect the architectural character of <br />surrounding buildings through the following ways: <br />(1) <br />Similar Proportions, Scale and Roof Line. The infill <br />building shall hold the same scale (size and proportion) of <br />its neighborhood setting. This shall include building height <br />setbacks, window openings, and building massing. The <br />design of the infill buildings roof line shall complement <br />neighboring structures. <br />Page 31 <br />
