REQUEST FOR PROPOSALS <br />CONSTRUCTION MANAGEMENT SERVICES <br />FOR <br />LITTLE CANADA PUBLIC WORKS/PARKS FACILITY <br />The City of Little Canada is interested in retaining professional services for construction management <br />services (CM) for the development of a new public works facility. We also would like these services to <br />aid in the remodeling of City Hall. An architectural firm will also be retained utilizing a separate RFP. <br />The chosen CM and Architect will work with designated City representatives to comprise the project <br />team. The Project Team's mission will be to design a project and delivery program yields a facility that <br />is cost effective in terms of construction and operating costs while also providing the community with <br />a high quality project. <br />BACKGROUND: <br />Little Canada's Public Works operations are currently housed in a 7,000 square foot building with a <br />number of functional deficiencies. Parks operations are housed in another building of about 3,000 <br />square feet. Ideally, both operations will be consolidated at our new site. The following principles <br />will guide this process: <br />• A project site has been purchased. It is located at 2858 Centerville Road and is 2.55 acres in <br />size (See aerial photos — Attachment #1 is the Site Map and Attachment #2 is an Area Map) <br />• The proposed site is currently occupied by a number of buildings that will need to be <br />demolished as part of this project. However, there is a newer portion of the existing commercial <br />building that was constructed in 1993. As part of this process, we will evaluate the possible <br />incorporation of this building into the new Public Works campus. (See Attachment #3A, 3B, & <br />3C for Building Information) The City is also contracting with a structural engineer to evaluate <br />the feasibility of re -using this building as part of the Public Works campus. <br />• The City is in the process of obtaining a topographical and boundary survey to aid the design of <br />the project. <br />• The specific size of the new building is as yet undetermined. The design process will define the <br />needed size. <br />• No more than $2.5M is available for this project. Ideally, that amount will cover the land cost <br />of $675,000. However, that is not an absolute requirement at this time and will be dependent <br />on the building size yielded as part of this design portion of the project. <br />This Request for Proposals (RFP) is being tendered to identify the most qualified Construction <br />Management firm willing to provide professional services required on behalf of the City of Little <br />Canada. Proposals are due November 12, 2013 at 9:00 AM at the Little Canada City Hall <br />and should be labeled: Construction Management services for Little Canada Public Works <br />Facility. Proposals must be e- mailed to: joel.hanson(alci .little- canada.mn.us in PDF format. <br />Submittals received after the deadline will not be accepted. <br />2 <br />
